1. Purpose
This Supplier Code of Conduct sets out the expectations and standards of behaviour required of all suppliers, contractors, consultants, and service providers (“Suppliers”) engaged by Strata Plus and/or on behalf of the Owners Corporations we manage. It supports our commitment to integrity, safety, compliance, and responsible procurement across all areas of operation.
2. Scope
This Code applies to all Suppliers working with or on behalf of Strata Plus, including subcontractors and agents. It forms part of the terms and conditions of engagement.
3. Our Commitments
Strata Plus is committed to working only with suppliers who operate legally, ethically, and in a manner consistent with:
- The Strata Schemes Management Act 2015 (NSW)
- The Design and Building Practitioners Act 2020 (NSW)
- The Home Building Act 1989 (NSW)
- The Modern Slavery Act 2018 (Cth)
- The Work Health and Safety Act 2011 (NSW)
- Environmental, Social, and Governance (ESG) principles
- Our Reconciliation Action Plan (RAP) commitments
4. Minimum Expectations of Suppliers
4.1 Compliance and Conduct
Suppliers must:
- Comply with all applicable laws, codes, and industry regulations.
- Hold current and relevant licences, certifications, and insurances.
- Cooperate with audits or compliance checks where required.
- Act honestly, professionally, and in the best interests of the client.
- Avoid and disclose any actual or perceived conflicts of interest.
4.2 Building and Design Compliance
If engaged in regulated work, suppliers must:
- Hold the appropriate licence under the Home Building Act 1989 (NSW)
- Be registered under the Design and Building Practitioners Act 2020 (NSW) for applicable work on Class 2 buildings.
- Ensure required compliance declarations are prepared and lodged in the NSW Planning Portal.
- Provide evidence of registration type and class upon request.
4.3 Ethical Labour Practices
Suppliers must:
- Provide fair wages, safe working conditions, and respect human rights.
- Not engage in forced labour, child labour, or exploitative practices.
- Proactively assess their supply chains for modern slavery risks.
- Support diversity, inclusion, and fair opportunity in employment.
4.4 Workplace Health and Safety
Suppliers must:
- Comply with the Work Health and Safety Act 2011 (NSW).
- Provide and follow Safe Work Method Statements (SWMS) where required.
- Take all reasonable steps to ensure the safety of workers, residents, and visitors at sites.
- Promptly report incidents, near misses, and unsafe conditions.
4.5 Environmental and Social Responsibility
Suppliers are encouraged to:
- Minimise environmental impact through waste reduction, energy efficiency, and responsible material sourcing.
- Support local and Indigenous businesses where possible.
- Disclose any legal or regulatory environmental breaches.
5. Breach of Code
Non-compliance with this Code may result in:
- Suspension or termination of engagement.
- Removal from the preferred supplier list.
- Reporting to regulatory authorities where appropriate.
6. Reporting Concerns
Suppose a Supplier becomes aware of a breach of law, unethical conduct, or a violation of this Code. In that case, they are encouraged to report it in writing to their primary Strata Plus contact or directly to the Licensee in charge of the relevant office.
7. Review and Updates
This Code will be reviewed annually and may be updated to reflect new legal, regulatory, or operational requirements.
