Independent. Purpose-Driven. Built to Last.
Strata Plus is honoured to be named the 2025 Large Strata Community Management Business of the Year. As we approach 25 years in business, this award is a meaningful milestone, recognising not just the quality of our service but the strength of our principles.
Founded in 2001 and proudly independent, Strata Plus has always chosen to do things differently. We are a family-owned business with no ownership ties to suppliers or competing businesses. That independence is a deliberate choice; therefore, our advice is impartial, our actions transparent, and our focus is always on the long-term interests of our clients.
Doing What’s Right, Not What’s Easy
We’ve built our reputation on doing what’s right, even when it’s not the easiest path to take. We’ve led conversations around reform, rebuilt internal systems to reflect client needs, and made accountability a cultural norm, not just a compliance requirement.
In an industry that often struggles with complexity, we prioritise clarity. Our approach is structured, proactive, and anchored in real service, not just process.
ESG Is Not a Policy—It’s Our Operating System
From day one, Strata Plus has believed that better businesses build better communities. That conviction underpins our ESG strategy, which is embedded across every part of our operations—not as a standalone initiative, but as a fundamental operating system.
Our approach spans environmental responsibility, social impact, and ethical governance. We were the first strata management company in NSW to voluntarily implement both a Reconciliation Action Plan and Modern Slavery compliance, well before either was mandated or mainstream. And for two years running, we’ve been honoured with the Environmental, Social and Community Impact Award, recognising the depth and sincerity of these efforts.
Today, our ESG strategy touches everything: from Indigenous supplier engagement and modern slavery audits to inclusive office design and systems that track and reduce our environmental footprint. We partner with councils, governments, and advocacy bodies to help owners access grants, funding, and insights, enabling them to make informed, sustainable choices for their buildings, budgets, and communities.
This work aligns with multiple UN Sustainable Development Goals. Through our Innovate RAP Committee, we’ve advanced reconciliation. Through our resource hub, we’ve expanded literacy in sustainable communities. Through structured supplier onboarding, we’ve raised ethical procurement standards. And through upgraded workspaces and wellbeing programs, we’ve invested in our people.
These efforts are not just symbolic—they deliver results. All staff have completed cultural awareness and modern slavery training. Over 60% of owners have transitioned to digital notices, resulting in a significant reduction in paper use. Our partnership with Sydney Water has enabled the benchmarking of usage across buildings, helping clients reduce consumption through targeted upgrades.
Our ESG model isn’t about checking boxes. It’s about creating a strata sector that’s fairer, smarter, and more future-ready for everyone.
Nearly 25 Years of Service—and Still Evolving
Our longevity is not an accident. It’s the product of clear values, capable people, and a refusal to cut corners. We’ve grown steadily while staying true to our roots—choosing not to franchise, not to diversify into competing verticals, and not to dilute our attention away from what we do best.
We remain focused on strata because strata matter. It shapes how people live, how communities interact, and how buildings perform. Our role is to enhance that experience for every owner, committee, and resident we serve.
Through innovation like our no-commission insurance model, comprehensive cybersecurity measures, online voting platforms, and digital self-service tools, we’re not just managing properties—we’re reimagining what strata management can be. Our commitment to professional development, with 42 accredited staff and 25+ with SCA National Accreditation, ensures we’re building capability for the future.
