Her father, Alastair Dunn, owned and managed Dunns’ Strata until his retirement in 2020. This family background has provided Tammy with a unique perspective and a deep-rooted understanding of the intricacies of strata management, which she has leveraged to great effect throughout her career.
Tammy’s portfolio showcases her versatility and expertise in managing various properties. From small residential complexes of just three lots to large-scale developments of 105 lots, she has demonstrated her ability to adapt her management style to suit the unique needs of each property. Her experience extends beyond residential properties to include retail and commercial spaces, further highlighting her comprehensive understanding of the varied challenges in different property market sectors.
Tammy’s standout qualities are her proficiency in managing Building Management Committees (BMCs) operating within the Strata Management Statements (SMS) framework. This specialised skill set is particularly valuable in today’s complex property landscape, where mixed-use developments and intricate ownership structures are becoming increasingly common. Tammy’s ability to easily navigate these complex arrangements has set her apart in the industry.
Tammy’s approach to strata management is characterised by proactive problem-solving, effective communication, and a genuine commitment to her client’s well-being. This philosophy has earned her the respect and trust of her clients and set a new standard in the industry for client-focused service.
Her exceptional skills in managing complex negotiations for owner corporations have been particularly noteworthy. A prime example was her handling a crisis involving damage from council-owned property. Tammy’s skilful negotiation with the council resulted in a favourable settlement for her clients, which she further improved through the persistent pursuit of redetermination. Crucially, she achieved this outcome without incurring additional legal expenses, showcasing her ability to balance effective advocacy with cost-efficiency.
Tammy’s commitment to sustainability and environmental responsibility has not gone unnoticed. Under her guidance, one of her managed properties achieved a 6-star NABERS rating and successfully integrated environmental initiatives such as the Envirobank and Terracycle programs. This proactive approach to sustainability earned recognition from the City of Sydney, which invited the scheme to become a case study for sustainability efforts.

In addition to winning Strata Manager of the Year for 2024, Strata + senior strata manager, Faye Tang won Senior Strata Manager of the Year and the Strata Plus Group won the Environmental, Social and Community Impact Award for the second consecutive year. The company was also a finalist in the highly competitive Large Strata Management Business category, reflecting the overall excellence and quality of service provided by the entire organisation. Furthermore, the company’s strength in nurturing talented professionals was evident as another of their strata managers, Matthew Mayberry, was named a finalist for the Strata Manager of the Year award.
